Primary Purpose of Department:

Primary Purpose of Position:

One of the most important roles is we must support the continued operation of our campus residence halls, dining, and athletic facilities. This task is accomplished using advanced airflow, temperature, and humidity control systems. It is vital for these parameters to remain within specifications to not affect occupant comfort as well as complex Building Automation Systems (BAS) found in auxiliary facilities. Our current BAS group does not have a position dedicated to auxiliary facilities. This position will be dedicated to supporting our auxiliary facilities.

Summary of Position Responsibilities:

  • Maintain and be responsible for the operation, maintenance, and programming of UNC Charlotte’s Facilities Management (FM) Building Automation System (BAS).
  • Conduct work in hot/cold environments, and navigate in and around mechanical rooms and large commercial equipment while performing preventative maintenance, service, and troubleshooting.
  • Work from ladders in various athletic areas, food service, and mechanical room environments safely and professionally.
  • Verify that all control-point wiring has been correctly installed and terminated, sensors have been calibrated, and field devices operate correctly.
  • Use the appropriate test devices to troubleshoot and repair pneumatic, electrical, and electronic control systems.
  • Check accuracy/calibrate system components, install and calibrate new or replacement devices, and configure per manufacturer’s specifications. Actions to resolve such issues may require reprogramming the BAS to achieve maximum energy saving, installing, updating, and changing night setback schedules and the operation of HVAC systems, or monitoring a variety of points of the variable speed drives (e.g. amps, airflow, and motor speeds).
  • Assist the BAS Manager in the management of contracted vendors, including the installation of all BAS equipment; coordinate communication protocols, encryption, and database requirements for integration of their systems into the BAS.
  • Apply experience and competency to troubleshoot and program at least one of the following preferred BAS manufacturer systems:
    • Preferred -Tridium Niagara N4
    • Preferred -Schneider Electric BACnet and Lon via WorkPlace Tech and/or EcoStruxure software.
    • Preferred -Johnson Controls JCI_FX CCT Software
    • Honeywell Spyder, Silk, and Stryker controllers via WEBs configuration software.
    • Johnson Controls N2, BACnet/IP, TCP/IP, LonTalk, SQL Server, Modbus, LAN, and WAN communication protocols via CCT and/or HVACPro software.
    • Allerton VLC series and VAV series controllers via Alerton Envision BACTalk software.
    • Phoenix control systems.
  • Complete the programming, loading, device verification, and commissioning of all system controllers for programming required for the UNC Charlotte campus.
  • Ensure the accuracy of project as-builts and commissioning documentation.
  • Utilize advanced working knowledge and understanding of control sequences of operations, mechanical/electrical engineering fundamentals, air and water system designs, chilled water plant, steam and heating hot water system operation, fan and pump curves, airflow hoods, ultrasonic flow meters and variable frequency motor drives needed for the day-to-day analysis and verification of correct and efficient building BAS operations.
  • Provide clear communication for the successful performance of the UNC Charlotte BAS using effective oral, written, and interpersonal skills, and address contentious technical issues expediently and professionally.
  • Maintain labor and note campus work order system.

Minimum Education/Experience:

  • Bachelor’s degree in the engineering discipline related to the area of assignment and four years of engineering experience; or
  • Equivalent combination of training and experience.
  • Technical experience with LonWorks, BACnet, and Modbus.
  • Knowledge and skill with Microsoft Office Suite and willingness to learn new programs.
  • Ability to foster and create an atmosphere of teamwork with co-workers, visitors, building occupants, and the entire campus community.

Preferred Education, Knowledge, Skills and Experience:

  • Eight years of experience with a combination of campus-preferred BAS systems.
  • Knowledge, understanding, and/or work experience with design, installation, PM maintenance, and troubleshooting of BAS systems.
  • Basic computer networking proficiency.
  • Ability to make recommendations to ensure proper long-term function, operation, and performance of equipment.
  • Strong communication, presentation, training, and technical writing skills.
  • Extensive working knowledge & troubleshooting of HVAC, control systems, building automation, electrical systems, energy management, smoke removal systems, engineering, installation, and construction procedures.
  • Experience with pneumatic controls.
  • Effective skills in verbal, written, and interpersonal communication, however, excellent communication skills are preferred.
  • Computer literate.
  • Knowledge and skill with Microsoft Office Suite and willingness to learn new programs.
  • Ability to foster and create an atmosphere of teamwork with co-workers, visitors, building occupants, and the entire campus community.

Necessary Certifications/Licenses:

  • Valid driver’s license. This position will operate assigned vehicles on and/or off campus and are required to possess, maintain, or obtain a valid driver’s license upon appointment to the position.

Preferred Certifications/Licenses:

  • Some positions may require licensure by the North Carolina Board of Examiners for Engineers and Surveyors, such as Tridium Certification.
